A Second Home on One Lot
Think of an ADU as a complete, smaller home sharing your property: its own entrance, kitchen, bathroom and sleeping area. Some stand alone as cottages, some share a wall with the main house, and some are carved out of an existing garage.
The first question is not cost or layout. It is what local zoning permits on your property: whether an ADU is allowed at all, its maximum size, how far it must sit from property lines and whether renting it out is allowed. Once that is settled, the calendar can be built with real dates.
Ways to Build One
-
Detached units
A freestanding cottage with its own foundation and framing, placed to meet setback rules and give both households some privacy.
-
Garage conversions
An existing garage turned into living space with insulation, new walls, windows, a kitchen and a bath. You keep the shell but give up the parking.
-
Utilities to the unit
Water, sewer and power have to reach the unit. The farther it sits from the existing lines, the more trenching and pipe the job needs.
Questions to Answer Early
-
Family or rental
A unit for a parent and a unit for a tenant are planned differently, from where the entrance faces to whether utilities are metered separately.
-
Convert or build new
Converting a garage reuses existing walls and slab, which usually saves time. A new detached unit offers more privacy and layout freedom but takes longer to build.
-
What drives cost and time
Size, foundation type, utility distance and finish level drive both the price and the calendar, and each one is itemized in your written estimate.
ADU Questions
How many months should we expect for the build?
Usually several, counted from plan approval. A garage conversion often moves faster than a new detached unit. Your written calendar breaks the work into milestones, and you get regular updates as they pass.
Could the unit be rented to a tenant?
Only if local rules allow it. Rental use, minimum lease lengths and owner-occupancy requirements vary between cities and counties, so it is worth confirming before planning anything.
